- Field Measure and Documentation of Existing Conditions
In this phase The Foresta Architects will travel to the site and measure the existing building, then reasonably document the floor plan and elevations for preliminary use.
- Schematic Design
This phase includes multiple meetings and drawing revisions to help determine a design based on the Owner's requirements. This shall include all floor plans and elevations to represent design intent and approval of the Owner.
- Construction Documents
This phase will utilize the site plan, floor plans, and elevations created from the previous phases to create construction documents as reasonably required to obtain a building permit. Documents will be revised as required to comply with current local building codes. Additional code requirements enforced by local municipalities may be subject to additional fees.
- Rendering/Presentation Services
This phase provides a clear image of the new design by providing colored renderings that may be used to present to city/municipalities, or future tenants. Presentations can range from $500 to $1500 based on your needs.
- Site Plan Approval Facilitation
This phase will provide any Structural, Electrical, and/or Mechanical Engineering as reasonably required for construction. These documents will be submitted with the Construction documents for building permit. Engineering will be revised to comply with current building codes. Additional code requirements enforced by local municipalities may be subject to additional fees.
